So I am super excited for our next guest. Jill is a real estate agent, and what I love so much about Jill is that she is really changing the way or trying to change the way real estates operate in terms of how they market themselves. She's taking the whole old school marketing of fell sell, sell by my property and really has done a great job at connecting to people and really bringing them into her and giving value. And the value is in her post. And you will see that she has both a personal account. Jill A. Boudreau that will get up later. And we had. She has her featured account, that Ari expert, and I work very closely with Joe. She actually lives in my hometown, and we are actually very good friends. I am gonna let Jill tell the story of how we connected because it's a hashtag story, and I know that you are all just buzzing to hear the story. It's a good one. So welcome, friend. Hi. How are you? You're so welcome. So deal. I thought we'd be better for everyone to hear how we connected because we're on our hashtag strategy and it's so ironic that you and I live in the same hometown. So can you share with the audience the whole story and nothing but the whole truth? So a year ago, I heard Instagram for the first time, I had no idea what it waas and I was in the throes of pulling together a an event for Boston's top brokers. And I had flown Barbara Corcoran up to be my keynote speaker for this event. I was sounding this fabulous multi $1,000,000 property and leveraged instagram, or what I thought was leverage an instrument at the time to build awareness and create exposure and really a lot of excitement about it. Looking back, if you look back at it, but first here's opposed, um, we really don't know what we're doing, but in any event, so through the fund that I had in all of those posts and excited that it generated. I started playing around with Instagram with many people and looking up following cash has of things I don't passionate about that are really special to May. And of course, living in Wellesley Wells was one of my searches. And we have a summer house on Cape Cod. So through the cross pollination of those searches, I kept coming up. But this woman, it was doing all kinds of crazy things online roulette, relating selfie videos. I love the colorful way you dressed and just that you were out there. You were really? You were engaging. And I certainly wasn't stalking you, but I really But I can't wait to see what you were gonna check next on, then, fast forward. I think, in September. Correct me if I'm wrong. You didn't hang out with Matthew Shovel. It was then the Corcoran Group director of interactive. And you said medium off instagram. And frankly, I couldn't believe that it was you reaching out to me. He said, Hey, you're wrong and realistic. Agent, you gotta get on Instagram in a much larger way. So I think I picked up the phone or a cool you came on your website called you. I'm pretty sure we talked for an hour, 15 minutes, and we met the next morning for two hours at Su Su's. And then from there, it's just been a rocket ride. A great ride. That is enough detail. So the hashtag well, the hash tags that you were searching war specifically. I remember I was searching. Certainly Wellesley. I was rich in Cape Cod, and frankly, I can't know that there was a lot of overlap because through those searches, you kept coming up multiple ways. Okay, Yeah, which is great. So back to the location. So both Jill and I were using the hash tag Wellesley because I live in Wellesley. And when I'm home and not on the cape in the summer, I'm also using that. And then she saw the Cape Cod one and Jill's and Chatham, and often I'm selling my merchandise and Chatham. So I'm using the Chatham Hashtag, which is a town on the Cape. And when she told me that the post of me rollerblading is what really got her attention, I just had a chuckle because That's one of my favorite posts. So So why don't you tell anyone why you are on Instagram as a real estate agent? And really, what attracts you most to the platform because you're on all of them? I am. So I think, looking at our contributed Morgan approach our online presence for me and my team. Instagram is definitely at the forefront, and I think if people look at my account, it's not necessarily the quantity of followers I have. But it's the quality of followers, and I'll share with you a couple of seconds. What what I mean about that. But it really is an easy way. I've empowered my sales team to consistently post with the Hashtags Wellesley life of Jill Drone Associates. There's a handful of all there is that we consistently but in our comments, Teoh to drive awareness to what we're doing. But it's just a fabulous way to build trust, to seem more real to humanize my brands. I think being a forefront of what I'm doing and trying to brand myself, particularly in my area, it's easy to make noise in this space because frankly, no one else is doing it for real estate agents out there. You know, I don't shoot myself in the foot, but it's a great platform to get on and not be sales. And that's the one thing I would counsel people. Just It's not about South South sell, because that seems all about the meeting, and that's going to turn off people. That's so true. And you do a beautiful job at doing that. Yeah, and so you had your personal account. And when I met you, you started with a personal account. I'd like you to tell everyone what made you start that featured account and what has happened since starting that. And I know that. You know, Jill, I know that you don't have that many followers on your personal account, nor that many on your featured account. I really want to stress to everyone. It is not the amount of followers. It's the quality it really is because you know, some of the successes that you've experienced. What are you you have been with not that many followers. So? So why don't you tell me when why you decided to create You're branded. So I think you know that there's definitely a time and place for everything. I definitely I You've gotten me out of my cocoon and got me to really share more of who I am when I'm passionate about what I love doing, and that's brought me business, by the way, which was such a foreign concept to me that people would care. But apparently they dio because I'm doing deals because of it. But I didn't think that was necessarily appropriate to share my ski vacations or my marathon long rods like a sweating mess on my real estate account. And frankly, I think that there some war business guidance, a real estate inside tips for buyers and sellers and other brokers who are up and coming that are really solely focused in that arena with my real estate expert account. So I kind of just wanted to divide in Congress. Sometimes there's cross colonization what you post some of the post from one account to the other where they are. But I think for me it's the best way to approach my business, which is great. In fact, I don't know if you saw, you must have if you've been tuning in. Ben Wang had you is one of the examples across the finish line at the Boston Marathon, and you have a great story to tell about that image, and I did get you out of your comfort zone. I said, You cannot always look beautiful in perfect. I want to see you and your sweats You, you know, just having fun with your kids and your dogs. And, you know, you know, I know that you need Teoh dress for your career, but letting down that guard was really challenging and hard for you. And I love that Your biggest success has come from a post where you are a sweaty mess. So let's talk about it. I think that was my highest engagement post if I'm not mistaken, and I am about to sign a purchase and sale agreement from a couple who live in mainland Philadelphia, right outside Philadelphia, who found May through the running on Instagram. So I have had clients come to me and finally and close deals because of a runner because of the marathon training, because I have four Children because I love dogs and because I skate now. That's not apparent anywhere on my website, which, by the ways you sites kind of launched, but a couple of days. But that is because of instagram. And then I do leverage like you shared earlier some of those posts to Facebook to brought on the exposure Great. And is part of your strategy in your posting on your featured account, specifically location based with hashtags because you sell in a certain area. Are you curating content a lot with ah hashtag strategy there? Yes, So I geo tag almost everyone in my post when you look back at the earlier post. I wasn't doing it frankly because I didn't know I could. But that has been really helpful because it immediately someone searching Wellesley I have so many posts now that come up with that just that word. Frankly, it's easy. And didn't you create your own unique hashtag? So we have Wellesley life. How started Wellesley life for anything, which is great as anyone else using it. I'm not everywhere. I think there was a couple of Wellesley college students who used it just because they were talking about Wellesley. Life was in campus life. But if you go in search Wellesley life that my insurer of those air my team, which is a great you know, a great message to everyone listening. It doesn't have, You know, he's capitalizing on a location, location and adding one word. And for Jill, correct me if I'm wrong. Life means what the essence of living in the town looks like. And Teoh the buyer that's buying in the town. And you know, Jill has really done a great job showing that, but not selling while she's showing that. No, you're exactly right. And I did a post last night for a recent sale celebrating the relationship that I have with this and family, and they're actually neighbors of mine now. And it's as much fun for me to sell a particular property as it is to sell the Wellesley like what does it mean to live here? Raise your Children. Here are go to soccer beings here, heat out, you name it. So that's that's a perfect example. And again, Jill's featured account for those that are interested is R e expert. Someone had real estate expert, and that was the next best thing. There's always work around that short we love shorter on instagram. Yes, and so till to all the listeners out there and not even if they're a real estate agent. This is just a small business owner or someone trying to get a footing on Instagram to grow their business. What advice would you give to others that are really starting out? And I know for you it's been a journey. So have you been on for a year now or a year? Yeah, exactly. Yeah. Event was a year ago now. Okay, so talk. Give them some tips. I'd appreciate if you give some tips as well talk about the journey because a lot of people listening in are at the beginning of their journey. And you've clearly had some great success, and I want them to understand that it's a process and a commitment to the platform. And you've come up with a hashtag strategy, your geo tagging. You know exactly what you need to do to attract your ideal clients. Andi think be really grateful to share that with the listeners. So I would say, for anyone starting out to be true to yourself, I know that's played time and time again, but to really think about who you are as a brand and What are you doing that's going to attract your ideal client? You keep saying, build your community, but to really do that in an authentic way that feels natural to, you know, I'm constantly edible size because you got me to do things that felt so unnatural to me. But when you do see it resonate with other people and the people enjoy that, you are not just all business and it's not all saddles. Um, that's meaningful today, and I think look in some of the cat, the accounts that are exciting to you. I did for me and I'm thinking out of my head. But what what draws me to them? What I like. So I've got energy from it, like the creative ideas like that someone's not perfect. All of those things matter, and I think just ecosystem. It's good to mix it up a little bit. But Teoh really just enjoy where you're doing and listen to what people are saying when they respond, because that's going to lead you down a path of doing more of it, and you'll just continue to grow in the following and have fun. It is so much fun work which is great. And when you look at her feed so much of the content on her business page has the essence of her brand of a read of her luxury brand on Gil does a beautiful job at using Camba word swag. I don't know if I've seen any flipper grants in your put my shoes. Oh, yeah, You don't even want to look at our shoes full program, because then you're gonna be like, Oh, mj, she's creates. Yeah, you really You really done a great job of humanizing your brand and figuring out how to attract your ideal follower, especially with a great hashtag strategy and by using geo tag. I've been getting messages from people in other countries as well. Like Peru. I'm listening. Teoh, Denmark. It's so cool. Exactly. Yeah, So I thought that would, you know, Geo add such a different element to this than all the other guests that we heard from because she's a real estate agent and I think she's taking it to a whole creative level. And and I love the whole part of Jill letting her hair down and humanizing her brand. It was really hard for her to post pictures of her in her workout clothes, and it was her marathon photo that has got her new clients crossing the finish line of the Boston Marathon. So I just think that's amazing. Okay, so we are going to talk about Geo tagging here. We saw this slide earlier. I wanted to bring it up again just to reference all of you with all the buttons that you see when you do open up Instagram. We're going to focus on the location button, which is the one right down from the settings That looks like a little dewdrop teardrop. And it's right there so that you guys know what I'm talking about. When I talk about geo tagging your post when you upload a photo, you have the option of geo tagging that photo of saying where the location is. So if you came here creativelive today and you took a picture, it would be awesome to press that geo tag toe, let everyone know that that picture was taken here, that you're here in the live audience. You can have that be part of the post, and people connect with you that way often back to these events that I go to. I see people that have Geo tagged that he didn't know we're going to show up at an event, and I find them from the geo tags. So this is what the Geo tag looks like once you've done it. So here is on example, when I geo tags Scooby Doo, it will show up right under the right above the photo, and then it takes you over to map if you click on it. So if someone's geo tagged it that blue Sue be doo is a hyper link to maps. So you click on that. It opens up in maps and then it gives you directions right toe where it is. And I really like geo tagging my soupy do post cause where my stories is not easy to get Teoh. So it literally gets people in the door at my store. And other examples of other examples of geo tagging is you know, I do it frequently so that I, quite frankly, we will remember where I went when I took that picture. It's just a good I see so much of Instagram being my digital photo album above and beyond being my favorite business told where you grow my business is. It's the place where I put everything. So if I want to remember where I waas, I geo tag it. And when you click on when you click on your photos in the back end of the app and you look at where you geo tag, they all pop up. You can see all the photos from that particular from that particular geo tag. So Joe came on, and I just wanted to put this picture up so that you could see that is her logo. She's always in red. And this is her. These are her accounts. Just wanna give it one more shot out to jail. Because jail strategically uses geo tags to get business in the door for her and a tractor ideal client And when s specifically again. And I mean, this is great for real estate agents because you're usually selling within a certain area.
